Schedule of Architectural Services

The following list shows the relationship between the three stages included in Saloria Architects’ standard Appointment Letter and the RIBA Work Stages. The RIBA Work Stages cover all the major parts of an architectural job.

Saloria Architects’ Stage 1 includes

  1. Strategic Definition
    • Receive the Client’s instructions.
    • Identify the Client’s Strategic Brief and other core project requirements.
    • Where applicable, advise the Client on the duties of the client under the CDM Regulations.
    • Receive information about the site from the Client.
    • Where applicable, co-operate with and pass information to the CDM Coordinator
    • Visit the site and carry out an initial appraisal.
    • Advise the Client on the need to obtain statutory approvals
    • Advise the Client on the need for consultants, specialist and suppliers.
    • Establish the Project Programme.
  2. Preparation and Brief
    • Develop project objectives, including Quality Objectives and Project Outcome, Sustainability Aspirations, Project Budget and initial Project Brief.
    • Assist the Client in preparing the Client’s Requirements.
    • Carry out studies and strategic briefs to determine the feasibility of the Client’s Requirements.
    • Review Project Programme.
  3. Concept Design
    • Review with the Client alternative design and construction approaches and provide information on cost implications.
    • Prepare outline proposals and concept design.
    • Provide information for others to approximate cost planning and construction cost.
    • Where needed develop Health and Safety strategy.
    • Review Project Programme.
    • Submit to client outlined proposals for approval.
  4. Developed Design
    • Complete Developed Design.
    • Develop the detailed proposals from approved outline proposals.
    • Consult statutory authorities.
    • Submit to Client detailed proposals and Developed Design, showing spatial arrangements, materials and appearance for his final approval.
    • To revise the drawings once at the request of the Client, if the Client requests any minor tweaks to the design.
    • Where applicable, add a cost estimate.
    • Prepare and submit application to the Local Planning Authority for planning approval.
    • To liaise with the Local Planning Authority up to the date of their decision, up to and including minor tweaks to the drawings as may be required by their representative.

Saloria Architects’ Stage 2 includes

  1. Technical Design (for Building Regulations)
    • Develop Detail Design from the Developed Design approved by Planning Authorities
    • Provide information for revision of the cost estimate if applicable.
    • Consult statutory authorities on Detail Design proposals.
    • Obtain the Client’s approval to type of construction, quality of materials, and standard of workmanship.
    • Advise the Client on the consequences of any subsequent changes on cost and programme.
    • Prepare and make submissions under Building Acts and/or Regulations or other statutory requirements, including general information for the Client’s tender purposes.

Saloria Architects’ Stage 3 includes

  1. Technical Design (for tender)
    • Prepare production information for tender purposes from the Developed Design approved by the Local Planning Authority.
    • Provide information for others to prepare schedules for tender pricing documents and revision of cost estimates.
    • Prepare further production information for construction purposes.
    • Prepare tender documents.
    • Pass information to the CDM Co-ordinator where required.
    • Invite contractors to tender for the construction work.
    • If instructed, revise production information to meet adjustments in the tender sum.
  2. Construction
    • Advise the Client on the appointment of a Contractor and on the responsibilities of the parties and of the Architect under the Building Contract.
    • Provide production information as required for the construction and Building Contract.
    • Prepare Building Contract documents and obtain signature from all parties involved.
    • Administer the terms of the Building Contract, including visiting site on a periodic basis, normally to enable valuations to be prepared.
    • Issue further information reasonably required for construction.
    • Review design information from Contractors or specialists.
    • Monitor the progress of the Works against the Contractor’s programme, review progress with the Contractor and report to the Client.
    • Issue payment certificates if required based on valuation carried out by others.
    • Issue completion certificate where required.
    • Give general advice on operation and maintenance of the building.
  3. Handover and Close Out
    • Provide drawings showing the building and main lines of drainage and other information for the Health and Safety File and give general advice on maintenance.
    • Certify where applicable Practical Completion of the Works.
    • Identify defects and make final inspections.
    • Provide information required by others for settling final accounts.

Schedule of Additional Services

Additional services do not form part of our usual Architect’s services as outlined above. Additional services which are provided will result in an additional fee cost. An indication of the most common additional services follows; this list is not exhaustive, and works will be judged as Additional Services at the discretion of the Directors.

Glossary

The RIBA Work Stages and our Services use several technical terms with specific meanings. Don’t be intimidated; for small jobs like extensions a lot of the different ‘objectives’ can be as simple as a single phonecall, email, or meeting with one of the project team.
